Keller

Keller's two-story homes have roofs with a lot of places to leak

Keller was a small town into the 1980s and passed 45,000 residents by 2020, with most of that growth in the 1990s and 2000s. The homes from those years are large two-story houses in brick and stone, and their roofs tend to be steep, often 8/12 or more, with intersecting hips and gables, dormers and a tower or turret over the entry.

Every one of those intersections is a place water can get in. Valleys carry the runoff from two slopes at once. Where a lower roof runs into an upstairs wall, step flashing and a kickout flashing at the bottom have to turn the water back onto the shingles, and when the kickout is missing, water runs behind the stone or brick and shows up as a stain on an interior wall.

Steep, complex roofs also cost more per square to replace. Crews need harnesses and roof jacks, work goes slower, and all the cuts around valleys and hips waste more shingles than a simple gable roof does. That is why a Keller roof can be priced well above a single-story roof with the same square footage underneath.

Many Keller neighborhoods need HOA approval before a reroof

A large share of Keller homes sit in subdivisions with deed restrictions and an architectural control committee. Before a reroof, many of those committees want a form listing the shingle manufacturer, product line and color, and some take several weeks to answer. Get the approval started while you collect estimates so it does not hold up the schedule.

Texas law limits what an HOA can refuse. Section 202.011 of the Texas Property Code generally stops an association from banning shingles that are impact-resistant, energy efficient or solar-generating, as long as they look like the other roofs in the subdivision and are of equal or better quality. An HOA can still require a color that fits the neighborhood.

Trees and steep slopes change how a Keller roof ages

Keller sits in the old Cross Timbers, and many lots kept their post oaks and cedar elms. Limbs over a roof scrape granules off in the wind, drop branches in storms and fill valleys and gutters with leaves, and a valley that holds wet debris wears out before the rest of the roof.

Shade on north-facing slopes keeps shingles damp longer, which is where dark algae streaks show up first. On a two-story house, gutter cleaning and roof checks are ladder work most homeowners should leave alone, so it pays to have the valleys and upper flashing looked at every year or two and after hail.

Check with the City of Keller before the tear-off

Keller handles residential reroofs through its building services. Ask the city about current permit and contractor registration requirements before work starts, and confirm that your roofer will pull anything that is required.

If the roof is being replaced after hail, start the HOA approval, the insurance claim and the permit question in the same week. Those three move at different speeds, and whichever one you start last is the one that delays the job.

FAQs

Roofing contractor in Keller, answered

Do I need HOA approval to replace my roof in Keller?

If your home is in a subdivision with deed restrictions, probably. Many Keller HOAs require approval of the shingle product and color before work starts, so read your restrictions or call the management company before scheduling.

Can my Keller HOA stop me from installing Class 4 impact-resistant shingles?

Generally not. Texas Property Code Section 202.011 limits HOAs from prohibiting impact-resistant shingles that resemble the other roofs in the subdivision and are of equal or better quality. The HOA can still weigh in on color.

Does Keller require a permit for a new roof?

Check with the City of Keller before work starts, since permit and contractor registration requirements can change. Your roofer should know the current process and handle what the city requires.

Why does my two-story Keller house leak near an upstairs wall?

The most common cause is flashing where a lower roof meets the second-story wall. Failed step flashing, or a missing kickout flashing at the bottom of that wall, lets water run behind the siding, stone or brick and into the house.
