Repair
What is included, and how it goes.
Most roof leaks come from a small number of places. Pipe boots crack in the Texas sun and let water run down the vent stack. Step flashing along a wall pulls loose. A valley wears through where two roof planes shed all their water into one line. A single shingle lifts in a gust and takes the seal strip with it. Finding the source matters more than finding the stain, because water can run several feet along the decking before it drips onto a ceiling.
A repair visit starts with that search. We go up, trace the leak back to where it enters, check the attic from underneath when we can get in, and show you photos of what we found. If the roof has years left in it, a repair is the right call and that is what we will recommend.

The Difference
Worth knowing before you decide.
On shingle roofs the common fixes are replacing missing or creased shingles, resealing or replacing flashing, swapping out pipe boots and vents, and cutting out and replacing sections of soft decking. Matching an older shingle can be difficult once a color has been discontinued, and we will tell you before starting how close the match will look.
Metal roofs mostly leak at fasteners, where rubber washers dry out and screws back out as the panels expand and contract through the year. Flat and low-slope roofs on additions and commercial buildings tend to fail at seams and around rooftop equipment. Both get repaired with materials suited to that system.
A repair will not fix a roof that is failing across the board. Widespread granule loss, shingles curling at the edges, repeated leaks in different spots, or decking that feels soft underfoot in several places usually point to replacement. When that is the situation, you will hear it with the photos to back it up, and you can decide what to do from there.
If a storm caused the damage, the repair may be covered by your homeowners policy. We document storm damage for insurance claims and can walk you through filing one.

Repair, answered.
Should I repair or replace my roof?
It depends on how widespread the wear is. A leak from one boot or one lifted section is a repair. Granule loss, curling and leaks in several places across an older roof usually mean replacement. The inspection photos will show you which you have.
How much does a roof repair cost?
Small repairs such as a pipe boot or a few shingles commonly run a few hundred dollars in North Texas. Flashing work and decking replacement cost more. You get a price after the inspection and before any work.
Can you match my existing shingles?
Usually closely. Discontinued colors and sun-faded roofs are harder, and we will tell you how close the match will be before starting.
Will my insurance cover a roof repair?
If hail or wind caused the damage and your policy covers it, possibly. Wear and age are generally not covered. We can document storm damage and walk you through filing.
