What is a Class 4 roof, and does it lower homeowners insurance in Texas?

A Class 4 roof passed the highest level of the UL 2218 impact test, in which a two-inch steel ball is dropped twice on the same spot without cracking the material. Many insurers in Texas discount premiums for a Class 4 roof, though the size of the discount varies widely by carrier and some offer none. Ask your agent for the figure before you choose a roof, and keep the invoice and product documentation to prove what was installed.

Class 4 is a lab rating earned by dropping steel balls

UL 2218 tests roofing with steel balls of four sizes, from 1.25 inches up to 2 inches, dropped from heights chosen to hit with roughly the force of hail that size. A product earns Class 1 through Class 4 depending on the largest ball it survives. To pass, the material cannot crack on the top or the underside.

Class 4 means a new sample survived the 2-inch ball twice in the same place. It does not make a roof hail-proof. The test runs on new material at room temperature, shingles get more brittle as they age, and North Texas sees hail larger than two inches in some years. A Class 4 shingle can also lose granules and show marks without failing.

FM 4473 is a second standard some products carry. It fires ice balls in place of dropping steel, and insurers generally accept either rating.

Most impact-resistant shingles are rubberized asphalt

Many Class 4 asphalt shingles are made with SBS-modified asphalt, which stays flexible and lets a shingle absorb a strike that would fracture a standard one. Others reach the rating with a reinforced backing. From the street they look like ordinary architectural shingles and come in the same colors.

Across Dallas-Fort Worth, a Class 4 shingle generally adds something like 10% to 25% to the cost of the same roof in a standard architectural shingle. Installation is much the same.

The insurance discount is real, and it depends on the carrier

Texas insurers set their own discounts for impact-resistant roofs. Some take a few percent off the whole premium; others apply a much larger cut to the wind and hail portion. A few offer no discount. Your agent can quote the exact figure for your house before you commit.

To get it, most carriers want proof: the product name and its UL 2218 Class 4 or FM 4473 rating, the final invoice, and sometimes a certificate or form signed by the installer. Keep a photo of a shingle bundle wrapper showing the rating along with the paperwork.

Read the terms that come with it. Some carriers tie the discount, or their coverage of a Class 4 roof, to a cosmetic damage exclusion. Under that endorsement, dents and marks that do not let water in are not covered, which can matter a great deal on metal.

The payback math is simple. Take the extra cost of the Class 4 roof, divide it by the yearly discount your agent quotes, and you have the number of years it takes to pay for itself.

Stone coated steel and standing seam metal usually carry the rating too

Most stone coated steel and many standing seam metal roofs test to Class 4. They cost roughly two to three times as much as an asphalt shingle roof and commonly last 40 years or more.

Hail affects them differently. Large hail can leave visible dents in a smooth standing seam panel even when the roof keeps out water perfectly well, which is exactly the case a cosmetic damage exclusion is written for. The granular coating on stone coated steel hides small dents better.

Related questions

Are Class 4 shingles worth it in Dallas-Fort Worth?

For many homeowners, yes, because North Texas takes damaging hail most springs. Whether it pays off depends on the discount your carrier gives and how long you plan to stay in the house, so get the discount figure from your agent first.

Can I get the discount on a roof that is already installed?

Often, if you can prove the roof is Class 4. Carriers usually ask for the invoice and product documentation showing the UL 2218 or FM 4473 rating. Without paperwork it is hard to establish.

Do Class 4 shingles look different from regular shingles?

Not noticeably. Most Class 4 asphalt shingles are architectural shingles in the same profiles and colors as standard lines from the same manufacturers.
